Step 2 Finding the right property

Once we have a clear understanding of your requirements you will receive a selection of properties that match your criteria. We can also keep you constantly up-to-date via email and phone when the latest properties become available. LINK FOR SEARCH..

Step 3 The key to successful viewings

We're open at times to suit you, convenient for viewing after work and at weekends: Our offices are open 9:30am to 6.30 pm Monday to Friday and 9am-5pm Saturdays. In order to secure a property we recommend an early viewing. We can drive you to your viewings and accompany you throughout so that we are on hand to answer any questions immediately and advise where necessary.

Step 4 Making an offer

Once you have identified a suitable property you will be required to complete an application for tenancy where you may state any special conditions of the offer and provide details for your references. You will be expected to pay a holding fee which will be deducted from your final balance on the condition of a successful application. We will then communicate this offer to the landlord.

Step 5 credit & reference checks

Step 6 immigration checks

The introduction of immigration checks on tenants – otherwise known as the Right to Rent scheme has made plenty of headlines over the past year. The system will require landlords to see a prospective tenant's passport or biometric residence permit to determine whether or not they are legally eligible to rent property in the UK. Although landlords are ultimately responsible for checking their tenants' eligibility to rent here, their letting agents could quite easily become involved. Landlords have the right to defer the work to their agent as part of their professional agreement by specifically stating in writing that they want their agent to carry out the checks. Step 7 Offer agreed

If your offer is accepted we will organise the following regardless of whether or not your property is managed: Use Our affiliate companies Home let & rent4sure to conduct all the relevant checks & references Checking your immigration status according to the immigration act 2014 Arrange signing of the Tenancy Agreement Collect your moving in payment (rent + deposit) Register your deposit if it is deferred to us by the landlord.

Step 8 Completion

Upon completion, you will be given a set of keys and if your property is managed we will provide you with your dedicated Property Manager's contact details. If it is not managed, then we will provide you with the details of the landlord or his appointed agent. Congratulations, you can now move into your new home!
